The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />Given the location and availability of <br />customer parking in the Valley Plaza shopping <br />center, the espresso stand will not adversely <br />affect parking in the shopping center complex. <br /> <br />The proposed drive-through lanes would be <br />designed and operated to ensure that drive- <br />through traffic flows in the same direction as <br />other commercial traffic in the parking lot, <br />and that adequate stacking space is provided <br />in the drive-throughs so that parking spaces <br />and circulation aisles are not blocked by cars <br />queued at that drive-through. <br /> <br />New landscaping would be installed that would <br />partially off-set the landscaping lost to the <br />construction of the drive-through lanes. <br /> <br />3. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br /> <br />The conditional use is required to comply with <br />all applicable sections of the Municipal Code, <br />Building Code, and County Health Code. <br /> <br />By complying with the recommended conditions <br />of approval, the application would meet the <br />criteria for receiving a conditional use <br />permit and would, therefore, comply with the <br />intent of the Zoning Ordinance. As with any <br />use permit, the permit for this espresso stand <br />can be suspended or revoked if the conditions <br />are not met. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA)i and <br /> <br />WHEREAS, the Planning commission determined that the proposed <br />conditional use, as conditioned, will be compatible with <br />the surrounding uses. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />II <br /> <br />II <br />
