<br />PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-94-33 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-94-27, THE APPLICATION OF RON AND MICHELLE MEYN AND <br />KATHY GAMBSKY (MIKA'S EXPRESSO) <br /> <br />WHEREAS, Ron and Michelle Meyn and Kathy Gambsky (Mika' s Espresso) <br />has applied for a conditional use permit to allow the <br />operation of a drive-through espresso service in the <br />former Videomatic kiosk located at 4301 Valley Avenue, in <br />the Valley Plaza shopping center; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- C (Commercial) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of June 22, 1994, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The PUD ordinance for the Valley Plaza <br />shopping center allows conditional uses such <br />as drive-through restaurants, provided that it <br />can be found that such uses will not generate <br />adverse impacts on surrounding properties and <br />businesses. <br /> <br />The proposed drive-through espresso stand <br />would be constructed and operated in a manner <br />which would avoid negative effects on the <br />other commercial uses in the Valley Plaza <br />shopping center. <br /> <br />The proposed espresso stand is located in an <br />area of the Valley Plaza shopping center <br />having existing restaurants operating at the <br />same time as the proposed use and/ or having <br />drive-through facilities; thus the proposed <br />use would be compatible with existing uses in <br />the vicinity. <br /> <br />II <br /> <br />" <br />
