The subject project shall be sUbstantially as shown on the <br />development plans, Exhibit "A", dated "Received May 9, 1994" <br />on file with the Planning Department, except as modified by <br />the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. Operation of the dance studio shall conform to statement of <br />operation, "Attachment to Conditional Use Permit", with <br />respect to the type of dance studio, type of music, hours of <br />operation, class length, number of students per class, and <br />limited retail sales, except that: <br /> <br />a. Classes held from 12:00 p.m. to 2:00 p.m. shall be <br />limited to students less than an age of 16 years; <br /> <br />b. Music shall be played at a low-level so as not to <br />conflict with voice instruction; and <br /> <br />c. Adult classes shall not occur simultaneously in both <br />practice areas. <br /> <br />Minor changes to the operation of the dance studio may be <br />allowed with approval of the Planning Director. <br /> <br />3. The applicant shall obtain all building and other applicable <br />city permits for the project prior to the commencement of <br />construction. <br /> <br />4. Signage for the proposed use shall conform to the approved <br />Mission Plaza Shopping Center sign program, section 18.74.140 <br />of the Municipal Code, and shall be submitted to the Planning <br />Director for review and approval. <br /> <br />5. No alcohol may be consumed or brought onto the premises. <br /> <br />6. The front door and rear door of the dance studio shall remain <br />closed during all classes. <br /> <br />7. All building plans must comply with all codes and ordinances, <br />including the Pleasanton Fire Code (Chapter 20.24 of the <br />Pleasanton Municipal Code), in effect before the Building <br />Department will issue permits. <br />
