<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-94-26 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-94-25, THE APPLICATION OF HENRY AND LAURA CABRERA <br />(PLEASANTON ACADEMY OF DANCE) <br /> <br />WHEREAS, Henry and Laura Cabrera (Pleasanton Academy of Dance) has <br />applied for a conditional use permit to establish a <br />classical ballet, jazz, and tap dance and children I s <br />tumbling studio Offering private and group instruction <br />located at 1987 Santa Rita Road, suites "c" & "D" <br />(Mission Plaza Shopping Center); and <br /> <br />WHEREAS, zoning for the property is PUD-C (Planned Unit <br />Development - commercial) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of May 25, 1994, the <br />Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The Mission Plaza shopping center is zoned for <br />commercial uses, which include conditional uses <br />such as dance and music studios, provided that it <br />can be found that such uses will not generate <br />adverse impacts on surrounding properties and <br />businesses. <br /> <br />The proposed dance studio provides instruction in <br />classical ballet, jazz, and tap dancing that would <br />be available to the city residents living near the <br />Mission Plaza shopping center. The dance studio <br />would be constructed and operated in a manner <br />making it compatible with the other office/ <br />retail/restaurant businesses in the shopping <br />center. Other retail and restaurant businesses in <br />the Mission Plaza shopping center could potentially <br />benefit from the presence of the dance studio in <br />that they, especially the restaurants, offer <br />merchandise and/or services that would appeal to <br />the dance students. <br /> <br />.. <br />
