PLANNING COMMISSION CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA RESOLUTION NO. PC-94-26 RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER CASE UP-94-25, THE APPLICATION OF HENRY AND LAURA CABRERA (PLEASANTON ACADEMY OF DANCE) WHEREAS, Henry and Laura Cabrera (Pleasanton Academy of Dance) has applied for a conditional use permit to establish a classical ballet, jazz, and tap dance and children I s tumbling studio Offering private and group instruction located at 1987 Santa Rita Road, suites "c" & "D" (Mission Plaza Shopping Center); and WHEREAS, zoning for the property is PUD-C (Planned Unit Development - commercial) District; and WHEREAS, at their duly noticed public hearing of May 25, 1994, the Planning Commission considered all public testimony, relevant exhibits and recommendations of the city staff concerning this application; and WHEREAS, the Planning Commission made the following findings: 1. The proposed location of the conditional use is in accordance with the objectives of the zoning ordinance and the purpose of the district in which the site is located. The Mission Plaza shopping center is zoned for commercial uses, which include conditional uses such as dance and music studios, provided that it can be found that such uses will not generate adverse impacts on surrounding properties and businesses. The proposed dance studio provides instruction in classical ballet, jazz, and tap dancing that would be available to the city residents living near the Mission Plaza shopping center. The dance studio would be constructed and operated in a manner making it compatible with the other office/ retail/restaurant businesses in the shopping center. Other retail and restaurant businesses in the Mission Plaza shopping center could potentially benefit from the presence of the dance studio in that they, especially the restaurants, offer merchandise and/or services that would appeal to the dance students. ..
