Resolution No. PC-94-24
Page 3

Exhibit "B"
Conditions of Approval
Resolution No. PC-94-24
PUD-91-19-1M

1. The proposed development shall conform substantially to the
site plan, building elevations, and related materials,
Exhibit A (dated "Received March 14, 1994"), on file with
the Planning Department, except as modified by these
conditions.

2. All conditions of Case PUD-91-19 shall remain in full force
and effect.

3. The developer shall submit a revised landscape plan for the
front and side yard areas which reflects the revised Fire
Department turnaround location. This revised landscape plan
shall be submitted for the review and approval of the
Planning Director prior to the issuance of a building
permit. This landscape plan shall be substantially similar
in design intent with the landscape plan approved with PUD-
91-19. The proposed trees on the northern side of the
structure shall be a 36" box size.

4. The developer shall submit a plan illustrating the design of
the deck to be used along the rear elevation of the
structure to the Planning Director for review and approval
prior to the issuance of a building permit. The deck shall
be designed so as to minimize any exposed support structures
for the deck through the use of lathe screening, stepping
the deck, and/or using a cantilevered support system. No
flat yard areas shall be graded at the rear of the structure
for recreational purposes.

5. The developer shall provide an updated tree report for the
review and approval by the Planning Director prior to the
issuance of a building permit. This report shall evaluate
the impact of the revised house location and shall identify
appropriate mitigations, if any. If it is determined that
this revised house location would be detrimental to the
health of the adjacent existing trees, the Planning Director
may determine that the design of the structure should be
modified to eliminate any adverse effect on the health of
the trees.

6. The developer must apply for and receive a building permit
for this lot within three years of the date of this approval
and must begin construction of the private roadway serving
this lot and post the required bonds for its completion, to
the satisfaction of the city, prior to September 1, 1995.
In the event that either of these two deadlines are not met,
the development plan shall expire and the applicant shall be
required to submit the same or new development plan for city
approval.

II .,
