EXHIBIT B <br /> CONDITIONS OF APPROVAL <br /> <br /> PUD-43, Paul Berchem/Berchem Trust <br /> 2538 Vineyard Avenue <br /> May 11, 2005 <br /> <br />General Conditions <br /> <br /> 1. The proposed development shall be in substantial conformance to the development <br /> plans, Exhibit A, dated "Received, May 3, 2005", Color/Material board dated <br /> "Received February 25, 2005", on file with the Planning Department, except as <br /> modified by the following conditions. Minor changes to the plans may be allowed <br /> subject to the approval of the Planning Director if found to be in substantial <br /> conformance to the approved exhibits, Exhibits A-B, inclusive. <br /> <br /> 2. The PUD development plan approval shall lapse two years from the effective date <br /> of this ordinance unless a building permit is obtained and construction diligently <br /> pursued, unless otherwise vested by an approved development agreement for the <br /> property. <br /> <br /> 3. The applicant shall work with the Building Department, Planning Department, and <br /> the Pleasanton Unified School District to pay the appropriate school fees for the <br /> new home construction. <br /> <br /> 4. The design review approval shall expire after one (1) year from the date of final <br /> action, unless activated by obtaining a building permit. PUD development plan, <br /> which established the site development standards for this parcel, shall not expire. <br /> <br /> 5. All conditions of approval for this case shall be reprinted and included as a plan <br /> sheet(s) with the building permit plan check sets submitted for review and <br /> approval. These conditions of approval shall be on, at all times, all grading and <br /> construction plans kept on the project site. <br /> <br /> 6. Prior approval from the Planning Department must be received before any changes <br /> are constituted in site design, grading, building design, building colors or <br /> materials, landscape material, etc. <br /> <br /> 7. At no time shall campers, trailers, motor homes, or any other vehicle be used as <br /> living or sleeping quarters on the construction site. All such vehicles, if any, shall <br /> be removed from the site at the end of each workday. <br /> <br /> <br />
