<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-66 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF DONALD KUHN FOR A <br />CONDITIONAL USE PERMIT TO ESTABLISH A WHOLESALE AND <br />DISTRIBUTION BUSINESS IN AN EXISTING INDUSTRIAL BUILDING AS <br />FILED UNDER CASE UP-95-57 <br /> <br />WHEREAS, Donald Kuhn has applied for a conditional use permit to <br />establish a wholesale and distribution business in an <br />existing industrial building located at 5671 Sonoma <br />Drive; and <br /> <br />WHEREAS, zoning for the property is I-P (Industrial Park) <br />District; and <br /> <br />WHEREAS, at their duly noticed public hearing of <br />September 27, 1995, the Planning commission considered <br />all public testimony, relevant exhibits and <br />recommendations of the city staff concerning this <br />application; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful <br />intrusions, and to ensure that public and private <br />lands are used for the purposes which are most <br />appropriate and beneficial to the City as a whole. <br />The existing business is consistent with the <br />objectives of the zoning ordinance. The subject <br />building is located in the industrial area along <br />Sonoma Drive which has characteristics of the <br />city's Industrial Park (I-P) zoning district. One <br />purpose of the I-P district is to provide locations <br />for uses that can operate in close proximity to <br />commercial and residential uses with minimum <br />adverse impacts. Due to similar characteristics <br />with other uses, the existing use will not <br />interfere with the surrounding uses' ability to <br />operate; and, as conditioned, will be compatible <br />with adjacent industrial park uses. The applicant <br />will also be required to mitigate any future <br />nuisances which may occur. <br /> <br />- <br /> <br />. . <br /> <br />- <br />
