Total parking available for the CAC, Teen/Youth Center, Amphitheater and sports fields in <br />Option 1 is 855 spaces. <br /> <br />An ACE Train station is located on a 7.6-acre site northeast of the Valley Avenue/Laguna Creek <br />Lane intersection, and includes approximately 470 parking spaces. The Fairgrounds drainage <br />channel is to be routed parallel to Bernal Avenue, north of the CAC. The channel would then <br />turn south and run along the east side of the Pleasanton Avenue Extension. The existing wetland <br />habitat adjacent to the freeway would be expanded. Overall, 17 acres would be dedicated to <br />agricultural uses and related educational facilities. The Western Area (west of the freeway) and <br />the Eastern Area (east of the Union Pacific Railroad tracks) would be the same in both Option 1 <br />and 2. <br /> <br />Option 2 <br /> <br />In Option 2, the CAC is located on approximately 25 acres between Valley Avenue and the <br />freeway, adjacent to the existing wetlands. Acreage for the CAC also includes open spaces, such <br />as expanded wetlands, outdoor gardens and group picnic areas. Program facilities for the CAC <br />are the same as in Option 1, except that the Amphitheater is included within the complex. The <br />total parking for the CAC is 730 spaces. Vehicular access is primarily from Valley Avenue and <br />Laguna Creek Lane and potentially through the adjacent office land to the north. <br /> <br />The approximately 50-acre Community Park includes five baseball fields, three soccer fields, and <br />two football/lacrosse fields. The Fairgrounds drainage channel would run through the <br />Community Park, between the soccer and baseball fields, and then parallel to the Pleasanton <br />Avenue Extension in a southerly direction. Four hundred forty (440) parking spaces are provided <br />within the Park to support the sports fields and open space to the west. The total parking <br />available for the CAC, Teen/Youth Center, Amphitheater and sports fields in Option 2 is <br />1,240 spaces. <br /> <br />The ACE Train Station is located on a 7.6-acre site northeast of the Valley Avenue and Laguna <br />Creek Lane intersection, and includes approximately 470 parking spaces (same as Option 1). <br />Situated across Valley Avenue from the Train Station is the Teen/Youth Center complex. This <br />complex is situated on 4.1 acres in two separate buildings and includes a shared courtyard, <br />70 parking spaces, and two outdoor basketball courts. Overall, 17 acres are also proposed for <br />agricultural uses and related educational facilities. The Western and Eastern Areas are the same <br />in both Options 1 and 2. <br /> <br />Photomontage Simulations <br /> <br />A series of photomontages has been prepared (Attachment 3) to demonstrate the scale of the <br />CAC building cluster within the Bernal property. The CAC locations shown in Options 1 and 2 <br />are viewed from two key station points along Bernal Avenue as well as from two points along the <br />freeway and one from the perimeter of the existing Walnut Hills neighborhood.
