Throughout the design of this infill project, much
consideration has been given to minimizing any
potential impacts on the adjacent residential
developments. The project has been conditioned so
that future grading would be minimized to the
greatest extent possible. Additionally, the design
guidelines have been developed so that future
structures respect the architectural design and
privacy of the surrounding development.

4. The grading takes into account environmental
characteristics and is designed in keeping with the
best engineering practices to avoid erosion,
slides, or flooding to have as minimal an effect
upon the environment as possible.

The grading details for the site have been
essentially dictated by the existing and approved
development as well as the location of future
roadways. The amount of grading necessary for the
implementation of the development plan will be
limited. A condition has been incorporated which
encourages the use of split pads and discourages
the use of retaining walls were grading is needed.
All of the project improvement plans will be
reviewed and approved by the City for their
compliance to standard soil erosion control
practices. The development plan, as conditioned,
will be required to transport all storm water run-
off is conveyed to appropriate discharge points.

5.

The streets
located to
landscape:

and buildings have been designed and
complement the natural terrain and

The overall all lotting pattern has been
essentially determined by the requirements of the
WFRCOD&DG. The majority of trees which will have
to be removed are because of planned roadways. The
design guidelines will ensure that an adequate
number of new trees replace the trees that will be
removed.

6.

Adequate public safety measures have
incorporated into the design of the plan:

been

As stated above, all the necessary public safety
measures have been incorporated into the design of
the plan.

7. The plan conforms to the purposes of the PUD
District:

.
