The proposed improvements shall conform substantially to the <br />site plan, floor plan, elevations, and related materials, <br />Exhibit A (dated "Received November 13, 1991"), on file with <br />the Planning Department, except as modified by these <br />conditions. <br /> <br />2. In the event that the applicant proposes to modify the second <br />unit, the modification shall be subject to the review of the <br />Planning Director. The Planning Director may approve the <br />modification or refer the matter to the Planning Commission if <br />judged to be substantial. <br /> <br />3. The applicant shall obtain all building and other applicable <br />city permits for the project prior to the commencement of <br />construction. <br /> <br />4. Only one residential unit on the subj ect property may be <br />rented. The other unit shall be owner-occupied. The second <br />unit shall be occupied by no more than two adults, although <br />there shall be no limit on the number of children. <br /> <br />5. In no case shall the second unit be sold, subdivided or held <br />under different legal ownership from the primary residence. <br /> <br />6. One space in the detached garage shall be made continuously <br />available to the occupant(s) of the second unit for parking. <br />In the event that the occupant(s) of the second unit own and <br />operate more than one auto, all vehicles shall be accommodated <br />on-site. <br /> <br />7. That the applicant shall install address signs that are <br />visible from the street, clearly indicating that two separate <br />units exist on the parcel. The applicant shall obtain the new <br />street address for the second unit from the Planning <br />Department. <br /> <br />II <br />
