<br />EXHIBIT A <br />Reso1ution No. PC-91-108 <br />Conditions of Approval <br /> <br />Case UP-91-70 <br /> <br />1. That all improvements shall substantially conform to Exhibit <br />"A" - the site and floor plan, dated "Received October 28, <br />l.99l.", on file with the Planning Department, except as <br />modified by the following conditions. <br /> <br />2. That the applicant obtain all the necessary City permits for <br />the construction of the secondary unit. <br /> <br />3. That approval of the secondary unit is contingent upon design <br />review approval of the entire single-family structure for the <br />lot. <br /> <br />4. Only one residential unit on the subject property may be <br />rented. The other unit shall be owner-occupied. with regards <br />to the secondary unit, the unit shall be occupied by no more <br />than two adults, although there shall be no limit on the <br />number of children. <br /> <br />5. In no case shall the secondary unit be sold, subdivided or <br />held under different legal ownership from the primary <br />residence. <br /> <br />6. Should the occupants of the second unit drive, one space in <br />the garage shall be made available to the occupants. That <br />space in the garage shall be used by the second unit occupants <br />to park. If the secondary unit is rented to a non-family <br />member, a parti tion wall shall be added separating the <br />secondary unit space from the main dwelling garage area. <br />Should additional parking for the second unit be needed, that <br />parking shall be provided on-site. <br /> <br />7. That the secondary unit shall have a separate address. <br /> <br />" . <br />
