<br />l.) Additional Traffic Generation - Normally, an <br />increase in unit density means that more <br />automobil.e trips per day will occur in the <br />neighborhood. However, the applicant has <br />stated that this parents do not drive. Thus, <br />with the applicant's parents occupying the <br />unit, there would not be an increase in traffic <br />in the area. In the future the unit could be <br />rented. Thus, additional vehicular trips may <br />be generated. Any additional trips from the <br />second unit is considered minimal and there <br />appears to be ample capacity for the 4-6 <br />trips/day which may be generated from this <br />unit. <br /> <br />2) Increased parkina Demand - A second unit can <br />increase the parking demand because of the <br />unit's additional occupants and visitors. <br />Although the applicant has indicated that his <br />parents do not drive, in the future the unit <br />could be occupied by inhabitants who do drive. <br />The Municipal Code does not address parking for <br />secondary units. However, staff feels that it <br />is important to provide an additional <br />off-street parking space for this second unit, <br />as has been required of previously approved <br />secondary units. <br /> <br />A three car garage is proposed for the home. <br />Additionally, the PUD requirements specify that <br />an additional three off-street parking spaces <br />be provided per lot. Thus, a total of six <br />parking spaces (three of which are covered) are <br />provided. The applicant has indicated that <br />should the unit be rented in the future, one of <br />the covered parking spaces would be available. <br />staff believes that the proposed on-site <br />parking spaces are adequate to handle the <br />anticipated parking demands. <br /> <br />3) Increased sewer and water demands Single <br />family dwellings located within the City are <br />estimated to discharge a daily sewerlwater flow <br />of 220 gallons per day. Secondary units are <br />calculated with a slightly lower average of 180 <br />gallons per day. There will be little or no <br />impact on the existing sewer and utility system <br />from the proposed second unit. However, if <br />establishing secondary units in this area <br />becomes a trend, more restrictive limitations <br />will have to be taken to avoid impacting <br />existing services. <br />
