PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-91-103/104

RESOLUTION APPROVING TENTATIVE TRACT MAP 6292, THE APPLICATION
OF JOSEPH W. CALLAHAN, JR.

WHEREAS, Joseph W. Callahan, Jr. has applied for a vesting
tentative map to allow the subdivision of an
approximately 1.8 acre site into 24 townhome-type
condominium units and three common lots located at 600
Palomino Drive; and

WHEREAS, zoning for the property is PUD (Planned unit Development)
- High Density Residential District; and

WHEREAS, at their duly noticed public hearing of November 20,
1991, the Planning commission considered all pUblic
testimony, relevant exhibits and recommendations of the
City staff concerning this application; and

WHEREAS, an the environmental issues related to this project were
addressed in a Negative Declaration which was adopted in
conjunction with approval of the PUD for this site (PUD-
90-10), therefore, no additional environmental document
was prepared for this application; and

WHEREAS, the Planning commission made the following findings:

1. The proposed map is consistent with the General
Plan.

The land use element of the City'S General Plan was
amended for a portion of the subject property from
"Commercial and Offices" in conjunction with
approval of PUD-90-10, making the entire site "High
Density Residential". Construction of 24 dwelling
units on the 1.8 acre site would result in a gross
project density of 13.3 units per acre, consistent
with the General Plan land use designation. The
PUD requirement to sell four units at "moderate
income" prices meets the intent of General Plan
policy regarding affordability. The proposed
tentative map is consistent with the approved PUD
development plan and with other relevant General
Plan policies.
