<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-103/104 <br /> <br />RESOLUTION APPROVING TENTATIVE TRACT MAP 6292, THE APPLICATION <br />OF JOSEPH W. CALLAHAN, JR. <br /> <br />WHEREAS, Joseph W. Callahan, Jr. has applied for a vesting <br />tentative map to allow the subdivision of an <br />approximately 1.8 acre site into 24 townhome-type <br />condominium units and three common lots located at 600 <br />Palomino Drive; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned unit Development) <br />- High Density Residential District; and <br /> <br />WHEREAS, at their duly noticed public hearing of November 20, <br />1991, the Planning commission considered all pUblic <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, an the environmental issues related to this project were <br />addressed in a Negative Declaration which was adopted in <br />conjunction with approval of the PUD for this site (PUD- <br />90-10), therefore, no additional environmental document <br />was prepared for this application; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The land use element of the City'S General Plan was <br />amended for a portion of the subject property from <br />"Commercial and Offices" in conjunction with <br />approval of PUD-90-10, making the entire site "High <br />Density Residential". Construction of 24 dwelling <br />units on the 1.8 acre site would result in a gross <br />project density of 13.3 units per acre, consistent <br />with the General Plan land use designation. The <br />PUD requirement to sell four units at "moderate <br />income" prices meets the intent of General Plan <br />policy regarding affordability. The proposed <br />tentative map is consistent with the approved PUD <br />development plan and with other relevant General <br />Plan policies. <br />
