The site is physically suitable for this type of <br />devel.opment and density. <br /> <br />The 24 townhomes would be surrounded by high <br />density residential development as well as <br />neighborhood commercial development and some single <br />family homes. The development would maintain the <br />essentially flat topography of the site. The <br />grading needed to lower the interior of the site <br />would enable the achievement of specific design <br />objectives important to the aesthetic quality of <br />the project. <br /> <br />3. The design of the subdivision and proposed <br />improvements will not cause substantial <br />environmental damage or SUbstantially and avoidably <br />injure fish or wildlife or their habitat. <br /> <br />There is no known natural vegetation or wildlife <br />habitat present on the small, barren site. <br /> <br />4. The design of the subdivision is not likely to <br />cause serious public health problems. <br /> <br />All improvements within the subdivision would be <br />designed and built to city standards. <br /> <br />5. The design of the subdivision or its related <br />improvements will not conflict with easements, <br />acquired by the public at large, for access through <br />or use of property within the proposed subdivision. <br /> <br />There are no easements present on the site which <br />would conflict with the proposed improvements. A <br />small parcel at the northeast corner of the site <br />(where a PG&E utility box is located) will be <br />transferred to the shopping center. <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />tentative map is in substantial conformance with the PUD <br />development plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Approves Case Tract 6292, the application of Joseph W. <br />Callahan, Jr. for a vesting tentative map to allow the <br />subdivision of an approximately 1.8 acre site into 24 <br />townhome-type condominium units and three common lots <br />located at 600 Palomino Drive subject to the conditions <br />shown on Exhibit "A," attached hereto and made part of <br />this case by reference. <br />
