PC-91-97 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-91-69 FOR J&R GYM GROUP/GOLD'S GYM <br /> <br />WHEREAS, J&R Gym Group/Gold's Gym has applied for a conditional <br />use permit to modify an approved conditional use permit <br />to allow the addition of approximately 3,252 sq. ft. to <br />the existing 13,693 sq. ft. lease space for Gold's Gym <br />located at 5860 West Las positas Blvd., suite 7 (Hacienda <br />Business Park); and <br /> <br />WHEREAS, <br /> <br />zoning for <br />Development) <br />District; and <br /> <br />the property <br />Industrial, <br /> <br />is PUD <br />Commercial, <br /> <br />(Planned Unit <br />and Offices <br /> <br />WHEREAS, at their duly noticed public hearing of November 20, <br />1991, the planning commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />city staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The site is located in the Hacienda's IPD zone <br />which has the characteristics of the city's I-P <br />district. A primary purpose of the I-P district is <br />to maintain high site planning and architectural <br />standards to attract light industrial/R&D <br />industries that can operate in proximity to <br />commercial and residential uses with minimal <br />adverse impact. At the broader level, the Hacienda <br />pun emphasizes the integration of uses which serve <br />patrons and employees of the business park. <br /> <br />The expansion of the gym facility, as proposed, <br />would not alter the exterior of the Arbor complex <br />in any way. The addition of fitness/aerobics <br />classes would provide an additional personal <br />service, and hence, an amenity to businesses in <br />Hacienda Business Park. As conditioned, the <br />proposed use will be compatible with the tenants in <br />the Arbor, with surrounding office uses, and with <br />neighboring residences to the south. Nighttime <br />parking would be restricted to the front portion of <br />the site. The applicant would be required by <br />
