<br />All church services and meeting would be on sundays <br />and during evening hours. Businesses within Valley <br />Business Park would generally not be operating <br />during those hours and, hence, the church would not <br />adversely affect workers within the park. The use <br />is not expected to create any impacts on adjacent <br />residential lots to the rear because the church <br />activities would be confined to the interior of the <br />building, the entrance is oriented away from the <br />residences, and there is a 30 foot wide landscape <br />buffer separating the rear of the subject site from <br />the residential back yards. There would be <br />adequate access and parking on the site to serve <br />users of the church at the primary hours of active <br />use. <br /> <br />C. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br /> <br />The proposed church facility, if conditioned as <br />proposed, would comply with all applicable <br />provisions of the Municipal Code concerning <br />conditional uses. <br /> <br />WHEREAS, minor alterations in land use limitations are <br />categorically exempt (Class 5) from the requirements of <br />the California Environmental Quality Act; and <br /> <br />WHEREAS, the subject site is a satisfactory location for the <br />proposed church. Other churches have operated in Valley <br />Business Park (including at least one on serpentine Lane <br />abutting KolIn street lots) for several years with no <br />known problems. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />section 1. Approves Case UP-9l-67, the application of Harvest <br />Valley Christian Church has applied for a conditional use <br />permit to operate a church and related facilities <br />(including evening meetings and weekend worship services) <br />in an existing office/light industrial complex located at <br />l03l Serpentine Lane (Valley Business park), subject to <br />the conditions shown on Exhibit "A" attached hereto and <br />made part of this case by reference. <br /> <br />section 2.
