Exhibit "A" Conditions or Approval Resolution No. PC-91-79 1. The proposed development shall conform substantially to the vesting Tentative Map, Construction Access and Building Phasing Plan, House Plotting Plan, Sections, and related materials, Exhibit "A" (dated "Received, October l8, 1991"), on file with the Planning Department, except as modified by these conditions. 2 . The developer City permits construction. shall obtain all building and other applicable for the project prior to commencement of 3. This project shall be subject to the Standard Conditions for Tentative Maps, attached hereto and made part of this case by reference. 4. All conditions of approval for Case PUD-90-18, Ordinance No. l509, shall apply to this project, except as modified by these conditions. 5. All units shall be located within the building envelopes shown on the House Plotting Plan. 6. A final construction access road construction plan shall be provided to the Director of Planning and City Engineer for review and approval prior to approval of the final map. All construction access roads shall be located in the least sensitive areas of the site, as determined by the Planning Director and the city Engineer, and shall be designed to minimize grading. Once grading and house construction is completed the access road shall be removed by the developer and the site returned to its natural contour and vegetation. 7. All landslide repair, lot grading, street construction, and installation of public infrastructure improvements and utilities underground and masonry soundwalls shall occur before or concurrent with the first construction phase unless otherwise approved by the Director of Planning. Access to the city water tank and the Bonde residence shall be provided as all times. with the final map, measures to blend repaired landslides with existing vegetation and terrain shall be identified to the satisfaction of the Director of Planning and the City Engineer.
