<br />Exhibit "A" <br />Conditions or Approval <br />Resolution No. PC-91-79 <br /> <br />1. The proposed development shall conform substantially to the <br />vesting Tentative Map, Construction Access and Building <br />Phasing Plan, House Plotting Plan, Sections, and related <br />materials, Exhibit "A" (dated "Received, October l8, 1991"), <br />on file with the Planning Department, except as modified by <br />these conditions. <br /> <br />2 . <br /> <br />The developer <br />City permits <br />construction. <br /> <br />shall obtain all building and other applicable <br />for the project prior to commencement of <br /> <br />3. This project shall be subject to the Standard Conditions for <br />Tentative Maps, attached hereto and made part of this case by <br />reference. <br /> <br />4. All conditions of approval for Case PUD-90-18, Ordinance No. <br />l509, shall apply to this project, except as modified by these <br />conditions. <br /> <br />5. All units shall be located within the building envelopes shown <br />on the House Plotting Plan. <br /> <br />6. A final construction access road construction plan shall be <br />provided to the Director of Planning and City Engineer for <br />review and approval prior to approval of the final map. All <br />construction access roads shall be located in the least <br />sensitive areas of the site, as determined by the Planning <br />Director and the city Engineer, and shall be designed to <br />minimize grading. Once grading and house construction is <br />completed the access road shall be removed by the developer <br />and the site returned to its natural contour and vegetation. <br /> <br />7. All landslide repair, lot grading, street construction, and <br />installation of public infrastructure improvements and <br />utilities underground and masonry soundwalls shall occur <br />before or concurrent with the first construction phase unless <br />otherwise approved by the Director of Planning. Access to the <br />city water tank and the Bonde residence shall be provided as <br />all times. with the final map, measures to blend repaired <br />landslides with existing vegetation and terrain shall be <br />identified to the satisfaction of the Director of Planning and <br />the City Engineer. <br /> <br />Resolution No. PC-91-79 <br />October 23, 1991 <br />
