<br />the minor subdivision submittal. The private streets shall be <br />constructed with 6 in. vertical concrete curb and gutter <br />unless otherwise approved by the City Engineer. Parking shall <br />be allowed on only one side of the street in areas of 28 feet <br />width. The applicant shall take the appropriate action to <br />allow city enforcement of parking and vehicle code violations <br />on the private street. <br /> <br />44. All on-site drainage ditches shall be constructed of concrete. <br /> <br />45. The proposed stormwater collection system shall be subject to <br />the review and approval by the city Engineer. The project <br />site shall convey all storm water from the site to an approved <br />stormwater collection system in the private roadway or <br />Foothill Road. No stormwater runoff shall drain onto the <br />adjacent residential properties. The area on the southern <br />side of the existing Ku residence shall be drained in an <br />appropriate manner so that the stormwater runoff is directed <br />into an on-site stormwater drainage system. These <br />improvements shall be completed at the time of the subdivision <br />improvements for this development. <br /> <br />MISCELLANEOUS <br /> <br />46. Should evidence of any archaeological site be uncovered during <br />any phase of project construction, work shall cease until a <br />qualified archaeologist has reviewed the site and made <br />recommendations concerning the disposition of the site. All <br />mitigation measures required by the Planning Director <br />following receipt of the archaeologist's recommendations shall <br />be conditions of this approval. <br /> <br />47. All site improvement and house construction activities shall <br />be limited to the hours of 8:00am to 5:00 pm, Monday through <br />Saturday. All construction equipment must meet DMV noise <br />standards and shall be equipped with muffling devices. <br /> <br />48. The applicant shall require all construction contractors to <br />water exposed surfaces in the late morning and at the end of <br />each work day, with increased watering when wind speeds exceed <br />ten mph. Contractors shall also be required to cleanup mud <br /> <br />and dust carried onto the streets by construction vehicles on <br />a daily basis or as determined necessary by the City Engineer. <br /> <br />49. The haul route for construction shall be submitted for the <br />review and approval by the city Engineer prior to any work on <br />the site. <br /> <br />50. This development plan shall be of no further validity and the <br />applicant shall be required to submit the same or new <br />development plan for City approval prior to development of the <br />site if the applicant fails to record a parcel map within two <br />years of PUD approval. <br />
