<br />EXHIBIT "A" <br />ReSOlution No. PC-91-70 <br />Conditions of Approval <br />Case PUD-80-30-54D <br /> <br />1. That the proposed development shall conform substantially to <br />the site plans, elevations, and related materials, Exhibit A <br />(dated "Received August 14,1991"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2 . That the developer shall obtain all building and other <br />applicable city permits for the project prior to the <br />commencement of construction. The building shall be designed <br />and constructed to meet all applicable building and fire <br />codes. <br /> <br />3. All signs shall be based on the sign program on the <br />development plans dated "Received August 14, 1991" on file <br />with the Planning Department. The specific details for each <br />sign shall be subject to review and approval by the Planning <br />Director. Any future signage shall be consistent with the <br />Hacienda Business Park Design Guidelines and shall be subject <br />to review and approval by the Planning Director. <br /> <br />4. Exterior walls shall be free of air conditioning, heating or <br />other mechanical equipment. <br /> <br />5. All roof equipment must be located below the top of the <br />parapet wall to the satisfaction of the Planning Director. <br />Evidence to this effect shall be submitted to the Planning <br />Director prior to building permit issuance. <br /> <br />6. Any backflow prevention devices or double check valves <br />servicing the site shall be shown on the development plan <br />submitted for approval by the Planning Director prior to <br />issuance of a building permit. These devices shall be <br />screened and painted to the satisfaction of the Planning <br />Director. <br /> <br />7. Reciprocal access, parking, and maintenance easements shall be <br />established to ensure joint use of parking and access to <br />driveways by both phases of this project. said easements <br />shall be subject to review and approval by the Planning <br />Director. <br /> <br />8. The Fire Department Connection (FDC) shall be relocated to the <br />satisfaction of the City Fire Marshall. <br /> <br />9. The trash enclosure shall be enlarged to incorporate <br />additional screening for the transformer. Said enclosure <br />shall meet all PG&E requirements. The enclosure design shall <br />be included within the development plans for Planning <br />Commission and City Council review. <br />
