<br />b. Additional parking may be required for <br />uses that may generate higher parking <br />demands. The Planning Director may <br />require a use specific traffic study to <br />assist in the determination of the <br />required parking demand. <br /> <br />c. In the event that the Planning Director <br />determines that a development does not <br />contain sufficient on-site parking, the <br />land owner shall employee specific <br />Transportation System Management <br />techniques, obtain off-site parking from <br />an existing development with excess <br />parking, convert excess landscape area to <br />additional parking, or any other method <br />deemed appropriate by the Planning <br />Director to satisfy the actual parking <br />demand. In general, the installation of <br />additional parking shall be deemed a last <br />resort method. <br /> <br />d. An agreement, approved by the city <br />Attorney and planning Director, shall be <br />required for all new development and uses <br />which are parked under these standards. <br />The agreement shall set forth project <br />proponents' responsibilities and <br />willingness to implement parking demand <br />reduction controls should they be deemed <br />needed by the Planning Director. <br /> <br />section 2.
