<br />15. Two-story homes should be designed to prevent massive blocky <br />homes, long expanses of blank walls, and uninteresting <br />building elevations. Varying wall planes and projections, <br />roof lines, articulating elevations and the like are <br />encouraged. As an additional guide, the total square footage <br />of any second story should be less than 70 percent of the <br />total square footage of the first floor, excluding the garage. <br /> <br />16. Lots #2a and #4 will have a 30 ft. minimum house separation <br />from the houses to the south. <br /> <br />17. Lots #3 and #4 may have a 20 ft. front yard setback; all other <br />lots will have a 23 ft. front yard setback. <br />
