<br />. <br /> <br />Because of the location of this development adjacent to a <br />single-family residential neighborhood, the hours of operation <br />for warehouse uses shall be between 8:00 a.m. and 6:00 p.m., <br />Monday through Saturday only. <br /> <br />2. The development shall conform substantially to the approved <br />building elevations, site plan, landscape plan, and related <br />materials approved by the Design Review Board under Z-77-141 <br />and the Planning Commission under UP-77-15, and to the subject <br />site plan, Exhibit "A" (dated "Received August 23, 1991"), on <br />file with the Planning Department, except as modified by these <br />conditions. <br /> <br />3. The developer shall obtain all building and other applicable <br />City permits prior to tenant improvements. <br /> <br />4. The vacant portion of the property shown for future <br />development shall be maintained by the property owner in a <br />hazard-free condition at all times to the satisfaction of the <br />Planning Director. <br /> <br />5. Development of the vacant portion of the project site shall be <br />reviewed under a separate application for development plan <br />approval. <br /> <br />6. The covered storage area, if desired by the applicant, shall <br />match the design of the existing shed, and shall be reviewed <br />and approved by the Planning Director prior to issuance of a <br />building permit. <br /> <br />7. Pallets, shopping carts, and a gasoline pump and storage tank <br />located near the southeast corner of the site shall be removed <br />within 120 days this project's approval by the City Council. <br />Removal of the fuel storage tank shall conform to the <br />standards of the Pleasanton Fire Department. <br /> <br />8. The trash bin located in the open near the east side of the <br />site shall be located within an approved trash enclosure <br />within 120 days this project's approval by the city Council. <br />The trash enclosure design shall be reviewed and approved by <br />the Planning Director prior to issuance of a building permit. <br /> <br />9. Prior to occupancy of the second floor office spaces, the <br />applicant shall secure approval of a comprehensive tenant sign <br />program for the project from the Planning Director. <br /> <br />10. If requested by the Planning Director, the applicant shall <br />install new groundcover or shrubs in the landscape area <br />located along the south side of the driveway panhandle within <br />six months of this project's approval by the City Council. <br />Landscape design shall be reviewed and approved by the <br />Planning Director prior to installation. <br /> <br />11. No heavy construction equipment shall be stored on the site. <br />
