1. That the proposed use shall conform substantially to the site plan, and narrative, Exhibit A (dated "Received June 28, J.99J." and "Received July J.7, 1991"), on file with the Planning Department, except as modified by these conditions. 2. That the use shall be conducted entirely within the building at all times. All doors shall be closed during class times. 3. That if operation of this use results in conflicts pertaining to parking, noise, traffic, or other factors, at the discretion on the Planning Director, this matter can be submi tted to the Planning commission for their subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said use permit. 4. The applicant shall have a 15 minute break between classes. 5. The class size shall be limited to a total of 15 dogs. 6. That if additional activities beyond that proposed in the written narrative, dated "Received June 28, 1991" on file with the Planning Department are desired, prior City review and approval is required. Such modifications shall be submitted to the Planning Director, who shall refer the matter to the Planning commission if judged to be substantial. 7. That no signage is approved as part of this application. Any signage shall conform to the existing approved sign program for the Valley Business Park or shall require design review approval. 8. The applicant shall be responsible for retrieving and/or cleaning any and all waste generated by this use, both on-site and all immediately adjacent properties off-site. 9. That all other applicable City permits shall be obtained by the applicant. Section 2.
