<br />B. The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />Given the proposed hours of operation for the <br />obedience lessons, the proposed use will not impact <br />surrounding uses. Also, the proposed use has <br />adequate parking to meet project demand. The <br />proposed use will not subject surrounding uses to <br />heavy truck traffic, hazardous odors, or other <br />objectionable influences. <br /> <br />C. The proposed conditional use will comply with each <br />of the applicable provisions of the Municipal Code <br />which apply to Conditional Uses. <br /> <br />Chapter 18.124 of the Municipal Code (Conditional <br />Uses) states that, because of their unusual <br />characteristics, conditional uses require special <br />consideration so that they may be located properly <br />with respect to their effects on surrounding <br />properties. staff feels that reasonable conditions <br />of approval can integrate the proposed use without <br />detrimentally affecting the surrounding properties <br />or the City in general. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act; <br />and <br /> <br />WHEREAS, as conditioned, the proposed use will be compatible with <br />the surrounding neighborhood and will not detrimentally <br />affect the surrounding uses or properties. Conditions of <br />approval have been included which will ensure that the <br />safety and general welfare of the surrounding tenants and <br />neighborhood are maintained. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1.
