<br />Resolution No. PC-93-71 <br />Paqe 3 <br /> <br />Exhibit "B" <br />Conditions of Approval <br />Resolution No. PC-93-71 <br />PUD-8S-8-SD <br /> <br />1. Development shall be substantially as shown on the <br />development plans, Exhibit "A", dated "Received October 28, <br />1993, and November 5, 1993," on file with the Planning <br />Department, except as modified by the following conditions. <br />Where the plans differ from the following express <br />conditions, the conditions shall apply. Minor changes to <br />the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. Prior to the issuance of building permits for the 30,000 <br />square foot expansion, the elevations, site plan, grading <br />and utility plan and landscape plan shall be submitted for <br />review and approval by the Planning Director. Said <br />expansion plans shall be in substantial conformance to the <br />plans submitted and approved by the Planning commission. <br /> <br />A.... site Plan <br /> <br />3. Prior to the issuance of building permits, the site plan <br />shall be modified to reflect the following: <br /> <br />a. The street frontage along Rosewood Drive shall be <br />improved as follows: <br /> <br />i. The sidewalk shall be at least 6 feet in width and <br />shall meander. <br />ii. The entire Rosewood Drive frontage shall be <br />improved with sidewalk and landscaping, per the <br />Hacienda Business Park Design Guidelines. <br /> <br />b. A sidewalk shall be constructed along the Rosewood <br />Drive main entrance, from Rosewood to the intersection of <br />the main circulation aisles. The sidewalk shall be <br />constructed on the north side of the driveway aisle, shall <br />be a minimum of 42" in width and may be constructed <br />monolithically with the driveway curb. The developer may <br />enter into a reimbursement agreement with the property-owner <br />to recoup pro-rata costs of installation with future <br />developers. <br /> <br />c. Extend the in-bound lane striping at the Rosewood Drive <br />entrance to the entrance to the parking area. A solid white <br />stripe (8") shall be painted to differentiate the left-turn <br />lane into the parking area from the through lane. <br /> <br />d. The driveway median at the Owens Drive entrance shall <br />be extended northwards another 50 feet. <br />
