<br />Exhibit "A" <br />Conditions of Approva1 <br />Reso1ution No. PC-91-50 <br /> <br />1. The proposed development shall conform sUbstantially to the <br />site plans, elevations, and related materials, Exhibit A <br />(dated "Received June 17, 1991"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br />city permits for the project prior to the commencement of <br />construction. <br /> <br />3. All of the conditions of approval of Z-90-252 and V-90-15 <br />shall apply to this project, and made part of this case by <br />reference, except as modified by these conditions. <br /> <br />4. The developer shall establish a Homeowners' Association for <br />the purpose of maintaining all common open space, landscaping, <br />building exteriors, driveways, paved areas, utility lines, <br />etc. located on the property. The Conditions, Covenants and <br />Restrictions (C.C. and R.s) of this Association shall be <br />subject to the review and approval of the City Attorney prior <br />to City Council approval of the Final Map. <br /> <br />5. A water line from the bank of meters at First street shall be <br />indicated to service unit 6. <br /> <br />6. The final map, or final landscape and irrigation plan shall <br />indicate a water service and hose bib to the car wash/visitor <br />parking stall at the northeast corner of the site. This water <br />service shall be a part of the common water meter. <br /> <br />7. The transformer, proposed to be located within the landscaped <br />area near the eastern property line on Kottinger Drive, shall <br />be screened with landscaping. Said screening treatment shall <br />be shown on the final landscape plan, to be reviewed and <br />approved by the Planning Director prior to the issuance of <br />building permits. <br /> <br />8. The developer shall design and install a 12-inch storm drain <br />line. This line shall be installed in Kottinger Drive, from <br />its intersection with First street until its intersection with <br />Second Street; thereby installed in Second street <br />approximately 200 feet south to intersect with the existing <br />storm drain line and box culvert. The developer may enter into <br />a reimbursement agreement with the City, whereby he may be <br />reimbursed on a pro-rata share basis by other developing <br />properties along Kottinger Drive which will benefit from this <br />storm drain line. <br /> <br />Resolution No. PC-91-50 <br />July 10, 1991 <br />
