<br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />Given the proposed dirt stockpile would be <br />adequately separated from adjacent uses, it will <br />not have any adverse impacts on surrounding uses. <br />In addition, conditions of approval have been added <br />that would ensure that the public health, safety, <br />and welfare are maintained. <br /> <br />C. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br /> <br />As conditioned, the proposed use will <br />all provisions and requirements of <br />zoning ordinance. <br /> <br />comply with <br />the city's <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act; <br />and <br /> <br />WHEREAS, the proposed use would be compatible with the surrounding <br />neighborhood and would not detrimentally affect the <br />surrounding uses or properties. Conditions of approval <br />have been included which will ensure that the safety and <br />general welfare of the surrounding neighborhood is <br />maintained. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANT ON <br />RESOLVES THE FOLLOWING: <br /> <br />section 1. Approves Case UP-91-35, the application of Sherin <br />Gahrahmat for a conditional use permit to stockpile <br />approximately 150,000 cubic yards of dirt for future use <br />on a vacant site located at 2900 Martin Avenue subject to <br />the following conditions: <br /> <br />1. That the proposed use shall conform substantially <br />to the site plan, and related materials, Exhibit A <br />(dated "Received July 8, 1991"), on file with the <br />Planning Department, except as modified by these <br />conditions. <br /> <br />2. The applicant shall submit dust control and erosion <br />and sedimentation control plans or procedures to <br />the City for the dirt stockpile. Said plans shall <br />be subject to review and approval by the Director <br />of Public Works and utilities. <br /> <br />Resolution No. PC-91-49 <br />July 10, 1991 <br />
