Given the proposed dirt stockpile would be adequately separated from adjacent uses, it will not have any adverse impacts on surrounding uses. In addition, conditions of approval have been added that would ensure that the public health, safety, and welfare are maintained. C. The proposed conditional use will comply with each of the applicable provisions of this chapter. Conditions of approval have been included which will ensure that the safety and general welfare of the surrounding neighborhood is maintained. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANT ON RESOLVES THE FOLLOWING: section 1. Approves Case UP-91-35, the application of Sherin Gahrahmat for a conditional use permit to stockpile approximately 150,000 cubic yards of dirt for future use on a vacant site located at 2900 Martin Avenue subject to the following conditions: 1. That the proposed use shall conform substantially to the site plan, and related materials, Exhibit A (dated "Received July 8, 1991"), on file with the Planning Department, except as modified by these conditions. 2. The applicant shall submit dust control and erosion and sedimentation control plans or procedures to the City for the dirt stockpile.
