C. The proposed conditional use will comply with each
of the applicable provisions of this chapter.

The PUD-Central Commercial zoning of the subject
site allows the establishment of a dance studio
with a conditional use permit. As a project in a
suite on a developed site, the proposed location in
Hopyard village complies with the parking, setback
and other site development requirements contained
in the zoning ordinance and specific conditions of
the approval for the PUD.

WHEREAS, projects of this nature are categorically exempt from the
requirements of the California Environmental Quality Act;
and

WHEREAS, as conditioned, the proposed conditional use is
appropriate to the site.

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
RESOLVES THE FOLLOWING:

section 1. Approves Case UP-91-25, the application of Sherri and
Peter Sweetnam for a conditional use permit to allow the
establishment and operation of a dance studio located at
3015 Hopyard Road, suite I, in a portion of the Hopyard
Village Shopping Center subject to the following
conditions:

1. The use shall conform substantially to the site
plan, details of operation, and related materials,
Exhibit A (dated "Received May 23, 1991"), on file
with the Planning Department.

2. If at any time in the future, it is determined by
the Planning Director that loud noises (both within
and outside the suite), parking problems,
loitering, and other problems associated with the
proposed use are having adverse effects on
surrounding uses or the city in general, the
Planning commission may review and, if necessary,
attach additional conditions or revoke the subject
conditional use permit.

3. The suite shall be soundproofed in the manner
prescribed by the City Building Official. The
soundproofing shall be installed prior to the
commencement of business and shall not permit a
noise level of 50 dba or greater from entering the
adjacent suites.

Resolution No. PC-91-43
June 26, 1991
