<br />EXHIBIT "A" <br />Conditions of Approval <br />Resolution No. PC-91-41 <br /> <br />1. That the proposed use shall substantially conform to the site <br />plan and narrative, Exhibit "A", dated "Received May 17, 1991", <br />on file with the Planning Department, except as modified by the <br />following conditions. <br /> <br />2. That if operation of this use results in conflicts pertaining to <br />parking, noise, traffic, loitering, or other impacts, at the <br />discretion of the Planning Director, this use permit may be <br />submitted to the Planning Commission for subsequent review at a <br />public hearing. If necessary, the Commission may modify or add <br />conditions of approval to mitigate such impacts, or may revoke <br />said use permit. <br /> <br />3. The applicant shall contact the Building and Fire Departments to <br />determine all applicable requirements. The structure must be <br />made to conform to all applicable occupancy requirements, codes, <br />and ordinances of the city. All future tenant improvements <br />shall be included as part of this condition. <br /> <br />4. That if additional games beyond that proposed in the narrative <br />(10) are desired, prior City review and approval is required. <br />Such modifications shall be submitted to the Planning Director, <br />who shall refer the matter to the Planning commission should the <br />change in use be deemed to be substantial. No pornographic <br />games shall be allowed. <br /> <br />5. That the applicant shall obtain all applicable city permits for <br />the use of the subject site. <br /> <br />6. Only patrons of the restaurant shall be allowed in the game <br />arcade area. Signage to this effect shall be posted at the <br />entrances to the restaurant and at the game room. The specific <br />details of said signage shall be reviewed and approved by the <br />Planning Director prior to the commencement of use of the game <br />arcade. The senior person in charge at the restaurant shall be <br />responsible to ensure compliance with this condition. <br /> <br />7. The existing sign, or equivalent, indicating "Parking in the <br />Rear" shall be displayed at all times to the satisfaction of the <br />Planning Director. <br /> <br />8. Employee parking shall be in the rear of the site. <br /> <br />9.
