<br />EXHIBIT "A" <br />Conditions of Approval <br />Resolution No. PC-91-33 <br /> <br />1. The proposed development shall conform substantially to the <br />grading plan, landscape plan, building elevations and floor <br />plans, and related materials, Exhibit A (dated "Received April <br />12, 1991"), on file with the Planning Department, except as <br />modified by these conditions. Minor modifications to the <br />street and lot lines may be reviewed and approved by the <br />Planning Director. <br /> <br />2. <br /> <br />That the developer shall obtain <br />applicable City permits for the <br />commencement of construction. <br /> <br />all building and other <br />project prior to the <br /> <br />3. The applicant shall submit final color samples for the <br />exterior materials of the Thompson residence for the review <br />and approval by the Planning Director prior to the issuance of <br />building permits. <br /> <br />4. The southern side yard setback of the structure to be located <br />on Lot 2 shall be increased from 7 to 10 feet. The applicant <br />may achieve this 10' setback by either rotating the house on <br />the lot or by encroaching into the northern setback. Except <br />as modified by the attached plan, all other site development <br />standards for Lot 2 shall be those of the R-I-8500 zoning <br />district. The design guidelines shall be revised to establish <br />minimum setbacks and site development standards for the <br />residences to be constructed on Lots 1 and 3 to be those of <br />the R-1-10,000 zoning district. The structures to be located <br />on Lots 1 and 3 shall be sited in accordance to the attached <br />building envelope plans, Exhibit C. These structures shall be <br />setback a minimum of 10 feet from the southern property line <br />of the project site. The structure to be constructed on Lot <br />3 shall also maintain a minimum 10' setback from the northern <br />property line. <br /> <br />5. The residences to be constructed on Lots 1 and 3 shall measure <br />no more than 20 feet in height from the highest part of the <br />structure, excluding chimneys, antennas, etc., to the lowest <br />exterior elevation that the structure intersects. <br /> <br />6. The proposed house siting plan for Lot 1 does not conform to <br />the front yard setbacks established in the proposed design <br />guidelines, thus is not approved as part of this project. Any <br />house sited on this lot shall conform to the setbacks <br />established in the design guidelines or as shown on Exhibit c. <br /> <br />Resolution No. PC-9l-33 <br />May 8, 1991 <br />
