<br />1. The developer shall disclose to all buyers of affected <br />properties (lots above elevation 670 feet) that the <br />static water pressure when the tank is empty will be less <br />than 40 psi. This notice shall be reviewed and approved <br />by the city Attorney prior to sale of any unit in this <br />project. This notice shall be included in all deeds to <br />individual properties. <br /> <br />m. Prior to city council approval of the Final Map, the <br />developer shall have prepared a soils investigation for <br />the proposed tank site to determine its geotechnical <br />suitability. <br /> <br />19. All sanitary sewers and laterals shall be designed to flow by <br />gravity, except for Lots 10 - 13 and Lot 42. For these lots, <br />the developer shall install individual sewer grinder pumps, <br />which shall be connected to a common force main. The <br />developer's engineer shall submit for the City Engineer's <br />approval the pump data on the grinder pump to be installed. <br />Unless otherwise approved by the City Engineer, the grinder <br />pumps shall be installed with the subdivision improvements. <br /> <br />These pumps and the force main are to be maintained by the <br />individual property owners, and shall be installed outside of <br />the public right-of-way. Prior to City Council approval of the <br />Final Map, the developer shall create on the Final Map a <br />private sanitary easement across these lots and the common <br />area for the sanitary force main. The developer shall disclose <br />to the potential buyers of the affected properties that the <br />maintenance, repair, and replacement of the grinder pumps and <br />the force main are their responsibility. said disclosure <br />statement shall be approved as to form by the city Attorney <br />and city Engineer prior to the sale of these lots. <br /> <br />20. The existing Foothill reservoir access road, concrete v- <br />ditches, culverts and Gold Creek bridge shall be removed at <br />such time the City Engineer determines that adequate access <br />has been provided to the reservoir site, and that the road is <br />not needed for other access purposes. The road area, adjacent <br />slopes, and the Gold Creek bridge area shall be restored to a <br />natural state, subject to the satisfaction of the City <br />Engineer and the Planning Director. <br /> <br />21. All highly visible proposed V-ditches shall be constructed of <br />brown-colored concrete, to the satisfaction of the Planning <br />Director. <br /> <br />22. The developer shall comply with all Fire Department <br />requirements, including, but not limited to, the following: <br /> <br />Resolution No. PC-91-22 <br />March 27, 1991 <br />
