A geotechnical evaluation shall be performed on each lot <br />or group of lots with similar subsurface conditions after <br />subdivision grading is completed and prior to issuance of <br />building permits. Corrosivity and expansion potential of <br />the native material and fill shall be evaluated by the <br />geotechnical engineer along with the subsurface <br />conditions observed during grading. The geotechnical <br />engineer shall provide building foundation design, soil <br />preparation, and fine grading recommendations which are <br />appropriate for the on-site soil and geologic conditions <br />observed after subdivision grading is completed. <br /> <br />b. The surface drainage system on each lot shall be designed <br />by a qualified civil engineer and shall be compatible <br />with the subdivision's drainage system. The following <br />items shall be incorporated into each lot's surface <br />drainage system, unless otherwise allowed for custom <br />lots: <br /> <br />All building pads shall be rough graded with a 2% <br />slope. <br /> <br />All roof downspouts shall be connected to a solid <br />pipe collector system which discharges directly to <br />a city storm main or street gutter. <br /> <br />Building pads shall be finished graded with a 2% <br />slope for a minimum of 4' away from the building <br />foundations. site drainage shall be directed <br />toward the street or storm drain system in <br />accordance with section 2907 (d) 5 of the Uniform <br />Building Code. <br /> <br />The crawl space of each house shall be provided <br />with a drainage system which will discharge all <br />water which might enter the crawl space directly to <br />a City storm main or street. <br /> <br />Landscaping and walks shall be installed so that <br />the surface drainage system is not disrupted. <br /> <br />The applicant shall prepare detailed lot drainage <br />requirements and shall include them in the CC&R's <br />for each lot. Specific reference to these <br />requirements shall be made in the deed for each <br />lot. <br /> <br />c.
