<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-18 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE CEQA FINDINGS FOR CASE <br />PUD-90-18, SHAPELL INDUSTRIES OF NORTHERN CALIFORNIA <br /> <br />WHEREAS, Shapell Industries of Northern California has applied for <br />approval for rezoning to PUD (Planned unit Development) - <br />MDR (Medium Density Residentiall, LDR (Low Density <br />Residentiall and RDR (Rural Density Residentiall, for PUD <br />Development Plan approval, and for Land Conservation <br />Contract (Williamson Actl cancellation to allow <br />construction of 115 single-family units on an <br />approximately 104 acre site; and <br /> <br />WHEREAS, zoning for the property is A (Agriculturel; and <br /> <br />WHEREAS, a public hearing was called and duly noticed for this <br />date; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />PROJECT ENVIRONMENTAL IMPACTS DETERMINED TO BE <br />SIGNIFICANT IN THE FINAL ENVIRONMENTAL IMPACT REPORT <br /> <br />A. Land Use and Planning <br /> <br />1. The project as proposed and subsequent <br />development of the project site will alter the <br />existing land use pattern and said alteration <br />is an insignificant adverse land use impact. <br /> <br />2. <br /> <br />The project's residential use, <br />holding capacity conforms to <br />General Plan. <br /> <br />densi ty, and <br />the City'S <br /> <br />3. The mitigation measures generally noted on <br />Table 3-3 of the Final EIR which are required <br />for specific environmental impacts covered in <br />other chapters of the Final EIR are feasible <br />to implement. <br /> <br />4. The mitigation measures generally noted on <br />Table 3-3 of the Final EIR which are required <br />for specific environmental impacts identified <br />in other chapters of the Final EIR have been <br />incorporated in the project either by design <br />or by reference in the conditions of approval. <br />Therefore, any General Plan policy or program <br />inconsistency has been mitigated to a level of <br />insignificance with the project, or will be <br />
