<br />EXHXBXT "A" <br />conditions of Approval <br />Resolution No. PC-91-3 <br /> <br />1. Development shall be substantially as shown on the development <br />plans, Exhibit "A", dated "Received January 2, 1991" on file <br />with the Planning Department, except as modified by these <br />conditions. <br /> <br />2. Prior to occupancy, the landscape architect shall certify in <br />writing, in a manner acceptable to the Planning Department, <br />that the landscaping has been installed in accordance with the <br />approved landscape plans with respect to size, number and <br />species of plants, and overall design concept. <br /> <br />3. Final details of the landscaping for the private rear yard <br />areas of each unit shall be submitted the Planning Director <br />for review and approval prior to building permit issuance. In <br />general, the landscaping shall include a 3 foot wide perimeter <br />landscape strip with 5 gallon shrubs and goundcover, enhanced <br />patio treatment, and a fully automatic low-flow irrigation <br />system. <br /> <br />4. The proposed Tentative Map for the project shall include the <br />specific details of the proposed bus stop and shelter <br />relocation. This detail shall be subject to review and <br />approval by the Planning Director and city Engineer prior to <br />its inclusion in the proposed tentative map. <br /> <br />5. A supplemental tree report which examines the impacts of the <br />proposed development on the existing trees along the Santa <br />Rita Road frontage shall be conducted prior to approval of any <br />Final Map. This tree report shall be submitted for review and <br />approval to the Planning Director. This tree report shall <br />include specific mitigation measures directed to protect the <br />long term health and vigor of the trees. During any <br />excavation or grading within the drip lines of the trees, the <br />arborist who conducted the supplemental tree report shall be <br />present and shall direct the construction activities. The <br />arborist shall report to the Planning Director in writing how <br />the construction activity proceeded and what impact it had on <br />the trees. If in the opinion of the arborist any of the <br />tree(s) will be significantly impacted by the development, the <br />tree(s) shall be replaced by tree(s) of similar size prior to <br />the issuance of the last certificate of occupancy for the <br />project. <br /> <br />6. No portion of the soundwall shall come to within five feet of <br />the existing trees along Santa Rita Road. <br /> <br />. <br /> <br />. <br />
