John Cerruti <br />Application for Planned Unit Development rezoning and development plan approval to <br />rezone an approximately 1.84 acre site from Agricultural to PUD (planned Unit <br />Development) - Low Density Residential and to develop a two lot, single-family <br />residential development located at 2818 Foothill Road. Zoning for the property is <br />Agricultural District. <br /> <br />Greg Plucker presented the staff report recommending approval of Case PUD-91-12 subject <br />to the conditions of the staff report. <br /> <br />Commissioner Michelotti discussed the matter ofbuilding height for the project. Mr. <br />Plucker noted that the height of the house is 30 ft., which is within the allowed guidelines <br />for Foothill Road development. <br /> <br />Discussion ensued as to where the height of the house should be measured from. <br />Commissioner Wright discussed Condition No. 3.j. with staff in regard to the FAR and the <br />existing barn on the project site. Mr. Plucker said the barn is being treated as an accessory <br />structure. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Mick Lamb, 147 Old Bernal Avenue, represented the application, and commended staff for <br />the staff report. He said he was in agreement with staff conditions except for the following: <br /> <br />Condition 6 - Mr. Lamb felt that a homeowners Association for a 2-10t project was not <br />appropriate and would be an excessive burden on the homeowners. <br /> <br />Condition 16 - Mr. Lamb also had concerns about the east/west road back to the property. <br />They had no problem with providing the land for the road and participation in the financing; <br />however, he felt this was too much road for only one additional residence. <br /> <br />Minutes Planning Commission <br />December 11, 1991 <br /> <br />Page 13 <br /> <br />- <br /> <br />- <br />
