<br />~- <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Michael Peel, 530 Dolores Place, and Darlene Crane, 4275 Miramont <br />Drive, represented the application. Mr. Peel displayed two scale <br />plans for demonstration and stated that he feels the lot size <br />and shape warrants a special circumstance; he said he would not <br />be asking for approval if the neighbors objected to the plan. He <br />noted that his builder is also present to answer questions. He <br />said the average lot in the development is 2 1/2 times larger <br />than his lot or about 33,000 sq. ft. He said their lot is 13,659 <br />sq. ft. so it is technically between 1/3 and 1/4 acre. The <br />zoning in that area requires 30 ft. distances between the homes. <br />The setbacks on his project would be 5 ft. on his side and 25 ft. <br />from the neighboring side; he felt this would meet the 30 ft. <br />requirement for the sideyard setbacks. Mr. <br />Peel thought there would be <br />about 42 ft. from the adjacent house to the start of his second <br />story. However, the shape of the lot would provide some <br />privacy. <br /> <br />Commissioner Michelotti asked Mr. Johnson the square footage of <br />the buildable pad. Mr. Johnson replied he did not know the exact <br />footage, but that it is the second to smallest building pad in <br />the development and has the least amount of frontage. He <br />indicated the pad would have to be much smaller if they were to <br />stay within the required setbacks as stated in the staff report. <br /> <br />Mr. Johnson further described the width of the proposed home to <br />be 94 ft. and stated he has built a number of other homes. <br /> <br />In response to commissioner Michelotti's question, Mr. Peel said <br />he has purchased the lot in a bankruptcy sale from the present <br />owner.
