~

on Mirador that increased traffic would endanger the children's
~ives.

COMMENTS ON THE BONDE PROJECT:

Jim Lodato, 5~8~ Independence Drive, expressed opposition to
development of the Bonde property. He said he and his wife
purchased their home on Independence Drive because of the view
and did not think that the Bonde property would be developed. He
felt that traffic issues had not been properly addressed in the
EIR. He felt the cumulative growth associated with development
of the Bonde property would have a major impact on the lifestyle
of those residents on Independence Drive.

Margaret Tracy represented the Preserve Area Ridgelands
Committee. She presented and read a letter from PARC which
concluded that new information is being slipped in as an effort
to fix inadequacies of the Draft EIR, but PARC feels public
participation and opportunity for comments are important and are
needed.

Felicia Scott, 1060 Bartlett, said her residence backs up to the
Bonde property. She said she knows of only three neighbors that
Mr. Pereira has talked to. She said that in a previous meeting
Mr. Pereira commented that a Eucalyptus tree behind her house
provided adequate privacy from adjacent structures on the Bonde
~ site. She said that this is incorrect as she has paid for
removal of the tree as it was dead. She continued to say she
paid a premium price for her property and was led to believe that
the Bonde property would remain in the Williamson Act until 1999.
She thought that the Lund Ranch was also just coming out of the
Williamson Act, and that it was unnecessary to develop the Bonde
property.

Amy Lofland, 1039 Nelson Court, said 468 signed petitions from
the Ventana Hills area stated they do not wish for the Williamson
Act to be canceled and do not want development to take place on
the Bonde property. She said she heard that Pleasanton Hills is
trying to gate their area; she thought if this happens it will
create more traffic on Independence Drive. She asked that the
Commission take this into consideration.

Duke Bonde, 706 Neal Street, said he was raised on the Bonde
Ranch. He said that his mother has donated property for the
water tank and also for the Bernal Avenue cut-through. He felt
that the property could be developed very attractively and be
suitable for some large homes. He said that several months ago a
fire got started on the property and nearly burned down to some
homes. He thought if this property were subdivided that fire
danger would not exist.

MIIlUTBS

PLAIlJfIIfG COIIMISSIOJI

MARCH 13, 1991

Page 9
