<br />,,- <br /> <br />they have developed a feasible yet beautiful project, and that <br />this project might set the pace for open space development. He <br />noted that this project is estimated to generate about $20,000 <br />per school student in tax dollars. <br /> <br />Mr. MacDonald called attention to the renderings and pointed out <br />that public hiking trails will be designed to tie in with trails <br />from the Garms and Presley projects. <br /> <br />Mr. MacDonald addressed the conditions of approval that were of <br />concern: <br /> <br />2b - He felt that this was too restrictive and that homeowners <br />would want to put in improvements such as gazebos; <br /> <br />2c - He felt this condition was too limiting and that certain <br />Mediterranean type plants and plants such as grapevines could be <br />allowed and would thrive well in this area; <br /> <br />2d - He would like this condition clarified to reflect that <br />individual plants will not need scrutiny by the City; <br /> <br />2e - He feels it is limiting if stucco siding cannot be used. He <br />said there is a house nearby that incorporates the use of stucco <br />very successfully; <br /> <br />2g - He felt that 4,500 square feet limitation for custom homes <br />was too small; <br /> <br />2i - He felt this was too restrictive; he suggested a blanket <br />rule that grading cannot occur more than three feet from what the <br />existing contour is on the custom lots. This would be allowed <br />only on a limited portion of the lot and only with special <br />approval. <br /> <br />Mr. MacDonald presented a proposed color board for the project <br />and the proposed landscape plan for Foothill Road. <br /> <br />Bob La Perle, architect, 5976 W. Las Positas, reviewed the <br />townhome portion of the plan. He pointed out that they do not <br />want garages facing the street; they wish to keep the project <br />rustic so as to blend in with the rural atmosphere; they are <br />proposing the use of stone and masonry; one-story roof profiles; <br />they are proposing two and four bedroom units. <br /> <br />Mr. La Perle also wished to be able to use stucco siding along <br />with natural appearing materials.
