Staff has been <br />advised by the leasing agent that if the rear deliveries are not allowed, Color Tile will not <br />locate in Pleasanton. <br /> <br />Commissioner Hovingh inquired if this property was part of the NPID. Staff stated it was. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Harvey Levine, 7026 Koll Center Parkway, Suite 213, represents Pleasant Village Shopping <br />Center, and thanked staff for their consideration in the number of changes to the application. <br /> <br />Mr. Swift advised that a revised Condition 2 was distributed at the meeting and advised a <br />letter of support of the Color Tile application was received signed by other tenants in the <br />Center. <br /> <br />Steve Thomas, owner of the center, stated Color Tile meets their criteria for a prospective <br />tenant, while many do not. He feels Color Tile is a compatible tenant because they have <br />reasonable store hours, low traffic and receive minimal deliveries. They would like to locate <br />here to take advantage of the proximity of Levitz and a proposed Macy's Home Improvement <br />Center. Mr. Thomas advised that Color Tile is requesting rear door deliveries and have <br />agreed to use an electric handcart to cart the tile and vinyl rolls to their storage room. They <br />will not warehouse large rolls of carpet; this is a showroom only. Mr. Thomas believes it is <br />impractical to believe that the deliveries will be made before the store opens and deliveries <br />during store hours will be disruptive to customers. Mr. Thomas advised that up to this date, <br />they had not received complaints from the adjacent neighbors regarding this Center. After <br />going door-to-door, they have been made aware of complaints concerning a fence and smoke <br />fumes from California Burgers. <br /> <br />Mike Murphy, 1390 Willow Pass Rd., Suite 220, Concord, stated his company has been <br />looking for a site in Pleasanton where Color Tile could locate for three years. He stated <br />Color Tile has gOO stores throughout the nation, and they have changed their method of <br />operation in the last three years from being a retail/warehouse operation to interior design <br />centers and showrooms utilizing carpet and tile samples only. Deliveries are made directly <br />to the customer from the warehouse. Mr. Murphy stated the applicant wants the Pleasanton <br />store to be his main store and is investing large amounts of money in decorating the store <br />with marble and terra cotta tile. The speaker stated that deliveries will be made once a week <br />(Thursday), approximately at 10:30 a.m. They will use an electric pallet jack to off-load the <br />truck. Incidental deliveries from one store to another can be hand-trucked through the front <br />door. <br /> <br />Commissioner Barker clarified with the speaker that there would only be one delivery a <br />week.
