Mr. McClure stated that at the time of the leasing, the City's sign issues were being
reviewed, and he feels that the present ordinance has since been established.

Commissioner Hovingh commented he would not support a variance to Section 18.96.060
nor does he approve of removing trees for the sake of more visibility unless they were
replaced elsewhere in the shopping center.

In response to Commissioner Dove, Mr. McClure believes the Safeway monument sign is
about ten feet in height. Mr. Dove feels that pruning the trees will improve the sign's
visibility, and he feels a higher sign would not add to its visibility.

PUBLIC HEARING WAS CWSED

Cornrni"sioner Hovingh motioned, seconded by Cornrni"sioner McGuirk, to continue
Case Z-94-118 and V-94-18.

ROLL CALL VOTE

AYES:
NOES:
ABSENT:
ABSTAIN:

Commissioners Barker, Hovingh, Lutz, McGuirk, and Chairman Wright
None
None
None

Chairman Wright abstained from the next application due to his stock ownership in the
parent organization.

.d... PUD-80-1S-SD-SM. Color Tile and Camet
Application for a major modification to PUD-80-1S-SD (Pleasant Village) to add 363
square feet by relocating the storefront, to add a 1,470 square foot mezzanine area, to
install a new tenant sign, to remove the planter, and to allow loading through the rear
doors in the Public Service Easement at the back of the building. These improvements
would be located in Suite C (6700 Santa Rita Road). Zoning for the property is PUD-
Commercial District.

Mr. Swift presented the staff report regarding the major modification to PUD-80-15-5D to
add 363 sq ft to the store by relocating the storefront, to add a 1490 sq ft mezzanine area, to
in~rease the height of the front parapet, to install a new tenant sign, to remove the planter
and re-Iandscape flush with the sidewalk, and to allow loading through the rear doors in the
Public Service Easement. A modification is also being asked of the sign program to allow
Color Tile color sign program which is not the required individual channel letters as well as
being multi-colored. Color Tile agrees to limit the hours for delivery as well as use an
electric hand cart to minimize noise to the adjacent residences. Staff supports all proposed
modifications to the PUD with the exception of allowing deliveries to the rear doors because
that is not allowed in the PUD and it will caused additional noise nuisance to the adjacent

Planning Commission Minutes

Page 6

October 12, 1994
