L PUD-81-30-S6D/UP-94-4S. Unisource (Alco Standard Corooration/Prudential
Insurance Comoanv)
Application to construct a single-story, 490,000 square foot regional headquarters and
warehouse/distribution facility for Unisource to be located at 4225 Hacienda Drive (Lot
10) in the Hacienda Business Park. Zoning for the property is PUD (Planned Unit
Development) - Industrial/Commercial-Office District.

Continue to Special Meeting on 8/31/94.

1.. MATTERS INITIATED BY COMMISSION MEMBERS

Commissioner Barker inquired about the status of the Ruby Hills signs. She also feels the
comments made earlier by Mr. Kaufman regarding the lack of lead time to form opposition
to an application need to be addressed. She feels the system is unfair to the neighbors being
impacted by a use permit or zoning issue. She would like to see a citizen committee formed
to work toward a win-win solution. A general discussion ensued among the Commissioners
and Mr. Swift regarding the possibility of workshop meetings. Mr. Swift stated that type of
meeting already exists for some controversial applications.

8.. MA TIERS FOR COMMISSION'S REVIEW
There were none.

BL Future Planninl! Calendar

Mr. Swift requested the Commission to approve scheduling a special meeting on Wednesday,
August 31. Commissioner Hovingh advised he could not be in attendance. All other
Commissioners could attend, including Commissioner McGuirk (as advised by Mr. Swift).
Commissioner Hovingh commented that he does not like to consider incomplete projects, and
in this case, he feels the City should get applications completed in a timely manner. Mr.
Swift advised the key issue is timing, as both Walmart and Unisource would like to get
construction underway. A discussion ensued regarding the reasons why applications have
been delayed and the timing importance of some of the issues. The Commission approved to
schedule a meeting on August 31.

8b... Actions of the Citv Council
There were none.

k. Actions of the Zoninl!
