Pleasanton Communitv Church <br />Application to modify the conditional use permit for an existing church by relocating <br />Sunday school classrooms and church offices from 4455 Stoneridge Drive to the second <br />floor of the building located at 4439 Stoneridge Drive. The subject property, Stoneridge <br />Office Center, is located at the southeast corner of Stoneridge Drive and Santa Rita <br />Road. Zoning for the property is PUD (Planned Unit Development) - I (Industrial) <br />District. <br /> <br />Continue to 9/14/94. <br /> <br />Iu RZ-94-04/UP-94-S6. .lane and Clay Cameron <br />Application for an amendment to the Zoning Ordinance to allow Bed and Breakfasts, <br />and Bed and Breakfast Inns as conditional uses in residential and/or commercial zoning <br />districts, and application for conditional use permit approval for a four-room Bed and <br />Breakfast for property located at 9104 Longview Drive. Zoning for the property is R-l- <br />40 (single-family residential) District. <br /> <br />~ Mr. Swift presented the staff report to modify the zoning ordinance to allow small bed and <br />breakfast operations in the R-I single family zoning districts and the application for a <br />conditional use permit for a bed and breakfast use at 9104 Longview Drive. When Jane and <br />Clay Cameron applied for a conditional use permit for a bed and breakfast in their home, <br />staff researched and found the zoning ordinance did not allow such a use in a single family <br />zoning district. The Camerons then applied to amend the zoning ordinance to allow the bed <br />and breakfast use in the single-family zoning district. <br /> <br />Staff prepared a draft ordinance modifying the definitions and parameters for establishing <br />various bed and breakfast uses. The categories are the rental of one or two bedrooms in a <br />home (which is currently an allowed use in R-I zones), a small bed and breakfast use in R-l <br />zones (which rents three to five bedrooms) and bed and breakfast inn (which rents six or <br />more rooms). Bed and breakfast inns of six or more rooms are currently allowed in multiple <br />family or central commercial districts only. <br /> <br />Staff feels requiring off-street parking would severely limit the locations available for bed <br />and breakfast use. The Cameron lot and house are quite large, and staff feels it is an <br />example of where a bed and breakfast use could blend into a neighborhood with minimal <br />impact. Mr. Swift noted that if the Commission cannot find that this application for a bed <br />and breakfast would blend easily into the single family neighborhood, there is probably no <br />other R-I zoning where the use would work better, and therefore the Commission probably <br />should not go forward with the ordinance change. <br /> <br />Planning Commission Minutes <br /> <br />Page 2 <br /> <br />August 24, 1994 <br />
