<br />PUBLIC HEARING WAS CWSED <br /> <br />A motion was made by Commissioner Hovingh, seconded by Commissioner Barker, <br />making the conditional use permit f"mdings and approving Case UP-94-27 subject to the <br />conditions listed in Exhibit liB. II <br /> <br />Regarding to the comments made by Commissioner Dove, Commissioner Hovingh advised <br />there is an exit on the east side of Jack in the Box, which alleviates his concern for the <br />traffic circulation. <br /> <br />Commissioner Dove also pointed out on Exhibit A that the two inbound traffic arrows from <br />Valley Avenue should be one inbound arrow and one outbound arrow. <br /> <br />In response to Commissioner Barker, staff indicated the planters are not permanent structures <br />and will be movable for possible future modifications. <br /> <br />Commissioner Wright pointed out some discrepancies in the plans, such as only one doorway <br />shown when both ends were to be service windows, and a Dutch door was to be on the north <br />side of the building. He also stated the air conditioner could potentially be hit by a passing <br />car. Commissioner Wright would also like staff's input on traffic flow signage for the area. <br /> <br />ROLL CALL VOTE <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Barker, Dove, Hovingh and Wright <br />None <br />Commissioner Lutz and Chairman McGuirk <br />None <br /> <br />Resolution No. PC-94-33 was entered and adopted approving Case UP-94-27 as <br />motioned. <br /> <br />c. UP-94-30. Vallev Bible Church <br />Application for a conditional use permit to establish a church, church offices, and <br />classrooms in approximately 23,000 square feet of an existing 30,000 square foot, two- <br />story building located at 7106 Johnson Drive. Zoning for the property is IG-40 District. <br /> <br />Mr. Swift presented the staff report on the application by Valley Bible Church for a <br />conditional use permit to establish a church in the existing building at 7106 Johnson Drive. <br />Staff has reviewed the site and has determined adequate parking is available based on code <br />requirements. Staff is also recommending elimination of some fences and the addition of <br />landscaping to make a stand-alone parking lot. <br /> <br />Commissioner Barker referred to the letter advising staff of parking problems associated with <br />another church in the area.
