r-

Commissioner Wright suggested that to mitigate parking problems, no two adult classes be
held at the same time. The applicants agreed to this suggestion.

PUBLIC HEARING WAS CWSED

Commissioner Michelotti commented she has one concern with the vibration of the tap
dancers. However, she feels comfortable that the conditions will adequately cover any future
problem. Chairman McGuirk believes if the music does become a problem, perhaps the
volume could be reduced or tap dance classes could be held after regular business hours.

Commissioner Wright would like to modify Condition 9 adding that no two adult classes be
run simultaneously.

A motion was made by Commi~i.oner Wright, seconded by Commi....i.oner Michelotti,
making the conditional use permit rmdings and approving Case UP-94-25, subject to the
conditions listed in Exhibit "B" with the following modification:

Condition 9: Two adult classes shall not be scheduled simultaneously.

ROLL CAU, VOTE

~

AYES:
NOES:
ABSENT:
ABSTAIN:

Commissioners Hovingh, Michelotti, Mahern, Wright, and Chairman McGuirk
None
Commissioner Finch
None

Resolution No. PC-94-26 was entered and adopted approving Case UP-94-25 as
motioned.

g.. Gradimr Plan Modification: Westbrook Housin~ GrouD on behalf of
the Lin Familv
Application to allow the Westbrook Housing Group to modify the approved grading
plan for Kottinger Ranch to allow the placement of excess dirt material from the
Kottinger Ranch development on three sites to be located on the adjoining Lin property,
located at the tenninus of Hearst Drive and 600 feet southerly of the tenninus of Red
Feather Court. (The Westbrook proposal is not connected in any manner with the
fonner golf-course development on the Lin property that was defeated by referendum in
1993). Zoning for the Lin property is the POD (planned Unit Development) - RDRlOS
(Rural Density Residential/Open Space) district.
