PUD-81-30-28M185-8-10M. Hacienda Owners Association
Application for a major modification to an approved planned unit development
(Hacienda Business Park) for a comprehensive revision of the Hacienda Design
Guidelines. Zoning for the area is PUD (Planned Unit Development) - I1C-O
(Industrial/Commercial-Office) District.

Mr. Swift presented the staff report outlining the revision of the Hacienda Design Guidelines.
This is a reflection of the changes to signage, setbacks, landscape, etc. with the development
of retail in Hacienda Business Park. Nothing has been included in the report that has not
already been before the staff and Commission in previous applications. Mr. Swift
recommended approval of PUD-81-30-28M/PUD-85-8-lOM, subject to the conditions of
approval in Exhibit B.

Commissioners Wright and Finch both agreed to the significant difference between versions,
the second version being much more readable; also the only difference being that regarding
retail signage.

In response to Commissioner Michelotti, Mr. Swift advised an existing center could
conceivably come back before the City requesting more retail names being allowed on
monument signs should the revised guidelines be approved.

Commissioner Wright inquired if the Commission's task group on signage applies to all of
Pleasanton, whereas this guideline is for Hacienda only. Mr. Swift advised any changes to
Pleasanton's ordinance would not affect the Hacienda guidelines unless it was so conditioned
that issues regarding signage could be superseded by City action.

Planning Commission Minutes

Page 13

February 23, 1994
