Greater Love Minidries/Tommv Gilbert <br />Application for a conditional use permit to establish a church in three existing suites <br />(numbers 107, 108, and 109) in the building located at 1024 Serpentine Lane. Zoning <br />for the property is PUD (Planned Unit Development) - Industrial District. <br /> <br />Mr. Swift presented the staff report recommending approval of this application. Mr. Swift <br />stated that this church is similar to the other church in Valley Business Park. Its only <br />restriction is that the number of people attending the church would be limited to 100. <br /> <br />In response to Chairman McGuirk's question regarding the enforcement of the condition <br />limiting the number of parishioners to 100, Mr. Swift stated that it would be up to the good <br />faith of the church as well as any parking problem which may arise. <br /> <br />Commissioner Hovingh stated that 100 is an arbitrary number and that the real limiting factor <br />is the parking issue. Therefore, if the church parishioners carpooled, they could have more <br />than 100 attendees. <br /> <br />Mr. Swift further advised that in the future, the existing church may no longer be in this <br />business park, thereby mitigating the parking problem. Likewise, there could also be a third <br />church located in this business park, which would increase the parking problem. Staff will <br />be monitoring the parking situation periodically. <br /> <br />PUBLIC HEARING WAS OPENED. <br /> <br />Pastor Tommy Gilbert, 8351 Brittany Drive, Dublin, stated that he had read and agreed with <br />the staff report and its conditions. <br /> <br />Commissioner Wright was concerned that there would be an overlap with the other existing <br />church in the business park. The hope to have later church services was mentioned, although <br />no hours were listed. Mr. Swift indicated that if the church wanted to move forward with a <br />later service, they would have to get approval for the modification through the Zoning <br />Administrator. The applicant indicated he was aware of that stipulation. Commissioner <br />Wright suggested that having a later church service might make it possible for the church to <br />have a split congregation. <br /> <br />Commissioner Michelotti asked whether the church was relocating from another site.
