<br />In response to Commissioner Mahern regarding what types of business would occupy the <br />undeveloped parcel, Mr. Swift stated that it would likely become a free standing retail <br />building or restaurant. Mr. Sweeney stated that there are no plans for that parcel at this <br />time. He also advised that Parcel B and the Walmart parcel would be landscaped along <br />Rosewood Drive, not Parcel C. <br /> <br />Commissioner Michelotti feels this application complies with the zoning restrictions, general <br />plan, and fills a nitch in Pleasanton. She is trusting in the architect that the building will be <br />attractive once it is built. She is willing to view the example cornice coping in Oakland. <br />Commissioner Michelotti would like to see the landscape design increased. <br /> <br />Commissioner Hovingh believes this application complies with the land use. He is concerned <br />about the signage and the increase of signs, in general, with the increase of development <br />along the freeway. <br /> <br />Commissioner Wright stated the architects did a good job in designing this store, though he <br />would have preferred something more compatible to the existing buildings in Hacienda <br />Business Park. He does have reservations of how well the Walmart will do and whether <br />Pleasanton truly needs a Walmart. <br /> <br />Commissioner Mahern agrees with the previous comments. She feels the design is very <br />good, but wants the feature tiles to be blue and green, and use the color red in signs only. <br />She would like to see the landscaping (shrubbery along Hacienda Drive) increased, or at least <br />be reviewed and approved by staff. <br /> <br />Chairman McGuirk indicated that when the rezoning occurred, he had envisioned a small <br />mall with small retail shops. However, this application does fit the zoning restrictions. He's <br />concerned of what to do with this large, massive building ifWalmart doesn't make it. He <br />would feel less apprehensive if there weren't other Walmart stores close to Pleasanton. Due <br />to these economic issues, he cannot support this project. <br /> <br />Commissioner Finch feels that this large retailer will have a definite negative impact on small <br />businesses. He does not like this large retail store at the entrance to Hacienda Business <br />Park. He indicated that if Walmart is not located in Pleasanton, they could locate across the <br />freeway where the Commission would have no input to the design. He would like to <br />condition the project that they not be able to expand the store an additional 30,000 sq. ft. <br /> <br />Commissioner Michelotti advised that she would defer to the staffs decision as to the type of <br />tree to be planted. <br /> <br />A motion was made by Commk~ioner Michelotti, seconded by Commi"5ioner Hovingh, <br />making the f'mdings for approval of the Negative Declaration. <br /> <br />Planning Commission Minutes <br /> <br />Page 9 <br /> <br />December 8, 1993 <br />
