Mr. Sweeney discussed signage for the project. The pylon sign maximum dimensions are to
be no more than 35 feet high by 14 feet wide. He would like to preapprove a location of the
pylon sign as well as possibly naming the center. Once other tenants are secured, they
would then bring the design of the pylon sign back to the Commission. The sign will be
oriented to eastbound traffic.

Commissioner Wright inquired of Ms. Flynn her thoughts on the clear anodized aluminum
versus bronze anodized aluminum. She felt the clear anodized aluminum is coming back into
style. Regarding the color of the accent tiles, she is not adverse to the red and blue
(Walmart's corporate colors), though she was of the understanding that green was to be used.
Mr. Bell indicated that the green metal is the coping, garden center fencing, and he is willing
to change the feature tiles to green. The agreement of the Commission is that the tiles near
the top would be blue and green would be for the lower tiles.

In response to Commissioner Hovingh, Mr. Bell stated that the signs saying "Satisfaction
Guaranteed," as indicated on the prototypical store photo, will not be added to the Pleasanton
development.

Commissioner Michelotti stated her satisfaction that the rear of the building will not be
visible with landscaping and the addition of retail buildings.

Commissioner Finch inquired if the site would have bike racks and newspaper stands. Mr.
Bell indicated the bike racks used by Walmart are precast concrete with exposed aggregate
finish that are approximately 10 inches high. There will be no newspaper stands outside.

In response to Chairman McGuirk's question, Mr. Bell indicated the inside snack bar is a sit-
down area with booths.

PUBLIC HEARING WAS CLOSED.

Commissioner Hovingh feels more landscaping is needed along Hacienda Drive to break up
the massive concrete walls. Mr. Swift stated that staff feels the proposed landscaping is
adequate once it matures. A discussion ensued between the Commissioners and staff whether
additional trees would make an immediate impact as well as comparing other landscape
designs and buildings in Pleasanton.

In response to Commissioner Hovingh's concern about transplanting the trees if a future
expansion is completed, Mr. Swift indicated that in all probability the trees could not be
salvaged and transplanted. The Commission could, at that time, condition the applicant to
replant larger-sized trees.

Responding to Commissioner Michelotti, Mr. Swift stated that when the future expansion is
completed, the balance of the parking lot would be turned into parking spaces to
accommodate the additional traffic.

Planning Commission Minutes

Page 8

December 8, 1993
