however, on this project, all four sides of the store has design focus. The current plan has
been approved by the Hacienda Business Park Association.

This design is a softening of the Walmart prototypical building. This project will feature
architectural split face block and feature tiles (blue and red) as well as textures on all four
sides of the building. The bottom 8 feet will be split face block, then a stripe pattern will
continue with alternating split face block and smooth face block. This building will have
four different parapet heights. This store will not have the red and blue striping around the
store. There is a trellis-type structure at the corners of the building to create additional
visual interest.

Commissioner Mahern stated that the color board indicated a red signage color and inquired
if that red was the same color for the red feature tiles. Mr. Bell indicated they are the same
color.

In response to Commissioner Michelotti, it is anticipated that the different colors of the
alternating split face and smooth face will be visible, furthermore, the split face block is
about an inch thicker than the smooth face so a definite dimension is visible.

Commissioner Michelotti further clarified that the overhead beams over the front walkway
will be open. She inquired if they had ever thought of putting some type of roofmg over that
area.

Because there was no walkway indicated, Commissioner Wright inquired if the back doors
were for emergency use only. Mr. Bell indicated that was correct. Commissioner Wright
then asked if there would be additional fixtures on the back wall, such as lights. Mr. Bell
indicated there will be down-shining security lights that will go on at a prescribed hour, stay
on all night, and go off during the day. Commissioner Wright indicated that the video
showed the feature tiles to be green, though Mr. Bell indicated they would be red and blue.
He would prefer the green color to match the green used for the garden center fencing. He
feels the landscaping on the rear of the building is rather sparse. Mr. Bell further added that
parcel B would be hydroseeded.

Dean Ashworth, 1455 Oliver Rd., Suite 200, Fairfield, spoke on the plans for landscaping.

Commissioner Michelotti clarified with the applicants that they would not remove any of the
established landscaping, and that they would only enhance what is already there. They
agreed.

Mr. Ashworth explained that at the rear of the building there are existing IS-gallon trees on
the rear slope. They plan to add approximately 12 larger trees to that slope.

Planning Commission Minutes

Page 6

December 8, 1993
