Zoning for the property is POD (planned <br />Unit Development) - Mixed Commercial/Office/and Industrial Planned Development, <br />and Offices District. <br /> <br />Opened for Commission comments: <br /> <br />Commissioner Hovingh sought clarification on proposed conditions of approval 3A, 5, 7a(iii) <br />[blackwood acacia trees cause severe allergy problems], 12, 38, 40 [add licensed architect], <br />Possible reconsideration of 20B [three tenant names per monument], make the height of the <br />sign consistent with that of Home Depot (Condition 20A), and 26 regarding noise boundary. <br />[Mr. Swift advised that this was a standard condition in the City's noise ordinance.] <br /> <br />In response to Commissioner Hovingh's question whether the staff report would be revised <br />prior to the next meeting, Mr. Swift stated staff would look at the issues and determine if <br />supplemental data should be attached to the staff report. <br /> <br />Commissioner Mahern inquired whether the Commission was to look at the application from <br />a design review standpoint or whether intended use could be a factor. Mr. Swift stated that <br />the PUD allows retail use on this site, and the Commission should view the application as a <br />design issue. However it is difficult to separate the fact that this particular use requires a <br />particular design (i.e., large rectangular "boxy" building). Commissioner Mahern inquired if <br />the Commission should consider how this use will affect other retailers in the area. Staff <br />advised against that since that decision had been made previously. <br /> <br />Mr. Beougher feels the Commission could discuss the issues of impact on other retailers <br />because of it being a site plan review. <br /> <br />In response to Commissioner Mahern, Mr. Swift stated that as of the present, Walmart is not <br />asking for any rebate of sales taxes or incentives to locate in Pleasanton. <br /> <br />Commissioner Wright commented the landscaping portion is not consistent with that of the <br />business park.
